Understand what each warranty covers

There can be several kinds of support or cover on a building project. A manufacturer’s product warranty, an installer’s obligations, a structural warranty and an aftercare service may have different providers and terms. Establish the arrangements for your project and keep the actual documents.

Product warranties

A product warranty relates to the product and terms identified by its provider. Check the named product, duration, exclusions, maintenance conditions and the process for reporting a problem. Different supplied components may have different warranty arrangements.

Installation and workmanship

The agreement with the installer should identify the work and the obligations that apply to it. Understand who is responsible for inspection, completion records and dealing with defects in that work. Do not assume a manufacturer’s warranty covers site installation or other trades.

Separate structural cover

Where a structural warranty is being arranged, its provider assesses the project under its own terms and requirements. If a lender is involved, confirm its requirements. A factory warranty and an insurance-backed structural policy should not be treated as interchangeable.

Aftercare

Aftercare is the practical route for asking questions and arranging the appropriate response. It can help co-ordinate communication, but its existence does not expand the scope of a warranty or replace the terms of the relevant contract.

Questions to ask before committing

  • Who provides each warranty or service, and what work does it cover?
  • When does the cover begin, and how long does it run?
  • What conditions, exclusions and maintenance duties apply?
  • What documents or inspections are needed?
  • Who should receive a claim or aftercare question?

Keep lifespan claims separate

An assumed design or working life in a technical assessment is not the same as a contractual guarantee. Ask for the actual warranty wording whenever cover is described.
