Plan for the home as well as the frame

The timber-frame package is one part of a self-build budget. A useful cost plan also considers the site, professional work, services, finishes and the practical costs of delivering the project.

Put the scope beside the price

Before comparing two frame quotations, check the drawings, construction specification and level of completion. One offer may include installation or glazing while another leaves those items to your team.

If a rate is expressed per square metre, ask how the area is measured and what the rate covers. A frame-only figure should not be treated as the price of a finished home.

Allow for the site

Ground conditions, levels, access and service connections can affect the work needed before the building is installed. Ask who has allowed for foundations, drainage, temporary services, lifting arrangements and any access preparation. Unallocated work can become an unexpected cost later.

Include the work after the frame

Internal services, ventilation, heating, linings, bathrooms, kitchens and decoration may sit outside your frame or shell proposal. External work and landscaping also need consideration. Record each item once, with an identified owner, so it is neither omitted nor counted twice.

Understand when money is needed

A total budget and a payment programme answer different questions. Ask suppliers and contractors for their proposed payment stages and discuss how they align with your funding arrangements. Seek advice from an appropriately qualified adviser for funding or tax questions.

Keep room for uncertainty and change

Your cost plan should identify allowances, unresolved items and the basis for a contingency. When a design change is proposed, establish its effect on the price and programme before authorising it, especially after manufacturing information has been approved.

Start with a defined frame proposal

Grain helps clarify the timber-frame scope and the information needed for a meaningful quotation. That gives your wider team a clearer component to place within the whole project budget.
