What is included in a timber frame package
A timber-frame package includes the components and services listed in the supplier’s proposal. There is no safe assumption that a package name covers the same work from every provider. The useful comparison is the written scope.
Start with the physical building components
Ask which wall, floor and roof elements are included and how far they are completed in the factory. Identify the insulation, boards, membranes, windows, doors and finishes that form part of the quoted specification.
Then ask what arrives separately and what must be fitted or finished on site. This helps the builder understand the work and gives you a clearer basis for comparing quotations.
Separate supply from installation
A supply price and an installed-frame price cover different responsibilities. Establish who arranges transport, unloading, lifting equipment, storage, scaffolding and erection.
Check what the site must provide before delivery and how the frame stage is inspected and handed over. An installation date depends on more than when the factory finishes manufacturing.
Define what watertight means in your proposal
A shell package should identify the work required to make the building weather-resistant at the agreed milestone. Ask about roof coverings, glazing, external doors, flashings, membranes and the relevant junctions.
The proposal should also identify what remains: for example, internal services, finishes or external work. Those items still need a programme and budget even when the frame package is well defined.
Look for the information as well as the materials
The package discussion should address drawings, technical co-ordination, approvals, installation information and handover documents. Agree who produces and checks each item, and how revisions are controlled. Ask which warranty terms and aftercare arrangements apply to the supplied work.
Five questions to use when comparing quotations
- Are the quotations based on the same drawings and specification?
- Which materials and services are included, optional or excluded?
- Who carries out and pays for delivery, lifting and installation?
- What must be completed by others before and after the package?
- Which programme assumptions and payment terms apply?
How Grain approaches the scope
We discuss the support already in place and the level you need. The proposal then defines the package and its interfaces with the wider project, so you can consider the offer alongside the rest of your build.
