Timber frame and SIPs: what should you compare

Timber frame and structural insulated panels, or SIPs, are different construction approaches. Choosing between them means examining the actual proposed system, design and delivery scope rather than deciding from the label alone.

How the systems differ

In a typical timber-frame system, timber framing provides structural support, with insulation and other layers specified around the construction. Panels may arrive at different levels of factory completion.

SIPs generally combine an insulating core with structural faces in a composite panel. The panel’s design and connections are part of the system’s structural behaviour. The Structural Timber Association describes both approaches in its timber-systems guidance.

Compare equivalent specifications

Ask the team to compare the complete wall and roof construction, including finishes and service provisions. A quoted insulation thickness alone does not tell you how two finished buildings will perform.

Review the relevant thermal, fire and acoustic evidence with the appropriate specialists. The reports need to apply to the specified assemblies and intended use.

Consider the design and interfaces

Your architect and engineer can assess how each proposal accommodates the room layout, openings, roof and connections to the foundations. Ask how service routes are co-ordinated and what information needs to be fixed before manufacture. Future alterations also deserve discussion.

Compare the delivery route

Check the extent of factory work, the installation method and the site arrangements. Transport, lifting, access and weather protection need a defined plan for the chosen system. Compare the whole agreed scope and programme — a fast erection stage does not, on its own, establish the total time or cost of completing a home.

Ask for an explanation you can use

The best proposal explains why its system fits your design, what evidence supports it and what the team must do to deliver it. If a comparison relies on a blanket claim that one method is always cheaper, stronger or better, ask for the project-specific basis.

Grain’s offer centres on panelised timber-frame systems. We can explain the proposed package and help co-ordinate the information your advisers need to assess it.
